The Wintergreen Resort Seasonal Rental Property Program
As the winter season continues to be our highest revenue producing time of year, we want to capitalize on this opportunity. We envision that with an expansion of our rental pool, it would afford the Resort higher increased revenues. Therefore, we have developed a Seasonal Rental Property Program where Wintergreen Property Owners can join the Wintergreen Resort Rental Property Program for four months from December 1, 2010-March 31, 2011. If this proves to be successful, we would anticipate conducting this program every subsequent ski season.
By participating in this program you will receive benefits that are not available in other rental programs. Additionally there are benefits to the guests staying at Wintergreen that private owners, brokers or other entities are unable to provide.
Owner Benefits include:
- Dedicated Property Management Office to manage the rental units.
- Installation of the hotel-style lock system (and removal at end of contract period).
- 24 hour maintenance staff for routine and emergency response. Rental owners also enjoy a prioritization on maintenance response calls in addition to a lower per hourly rate than non-rental owners.
- Professional Housekeeping staff to maintain units in top condition.
- Reservations obtained through an extensive marketing program including online booking capabilities.
- A dedicated group sales department obtains reservations for group and corporate bookings.
Guests Benefits Include:
- Guests renting through WPI are able to enjoy benefits that are not available through other rental agents, including free access to the Aquatics & Fitness Center and free, on-demand shuttle service.
- 24-hour check-in, front desk, switchboard, emergency services and maintenance.
- Room charging privileges in restaurants and recreational settings allowing for a "cashless" vacation experience.
- Premium cable television and personalized voice mail.
- Complimentary "pack and play" cribs and high chairs.
- Exclusive 8 a.m. slope access for winter season guests on weekends and holidays.
Full details of the program are in the Seasonal Rental Contract located in the Member or Accommodation sections of the website under Property Management. The following is a summary of actions to get a unit into the program:
- Wintergreen would require the rental accommodation be available for rental 20 of the 26 peak nights - Christmas week through New Year's and all weekends in January and February.
- Prior to accepting a new seasonal rental unit into the program, Wintergreen will review the property and assess if the accommodation is suitable for this program. Wintergreen will also conduct a maintenance inspection/assessment to ensure all mechanical, plumbing, lighting, etc items are in proper working order. A full report of the décor rating, maintenance review, and additional Housekeeping required items will be provided to the owner prior to contract execution.
- The WPI Rental Program requires installation of a hotel-style key system, installation of the WPI phone (connected to main switch board), cable programming and internet service.
- The initiation fee of $400* will cover: 1) basic telephone installation of two phones (and removal at end of contract period); 2) installation of the lock system (and removal at end of contract period); 3) one wireless internet modem for premises with TV cable package.
*If no new lock hardware is required, the initiation fee will be only $300.
- Commission rate is a percentage of the nightly room rate. This rate is 50% for condominiums and 30% for homes. The condominium rate covers the cost of guest departure cleaning fees. The cost for departure cleaning for homes is listed below.
